The real estate market in London continues to shift as we move through early 2026, and if you’re thinking about buying or selling, understanding what’s happening right now can make a big difference in your strategy.

We’re starting to see a more balanced market compared to the past few years.

Inventory has increased slightly, which means buyers have more options and a little more breathing room. That said, homes that are priced well and show well are still moving quickly, especially in desirable neighbourhoods.

It’s no longer the extreme seller’s market we saw before, but it’s also not a slow market. We’re sitting somewhere in the middle.

  • Less pressure to make rushed decisions
  • More opportunities to negotiate

Move-in ready homes are still competitive, but overall, this is a much more manageable market to enter compared to previous years.

Sellers are still achieving strong results, but strategy matters more than ever.

Homes that are:

  • Priced correctly
  • Well presented
  • Marketed properly

…are still attracting serious buyers and selling in a reasonable timeframe.

Overpricing, however, is leading to longer days on market and price adjustments.
